PLANS have been submitted for 20 houses on land to the west of David Whitby Way at Crewe.

The site, which is adjacent to Crotia Mill Farm, was part of a wider outline planning permission for a mixed use residential and commercial development, including up to 325 homes, which was granted permission in December 2016.

In June 2021 Taylor Wimpey submitted a reserved matters application for 325 dwellings on land to the west of David Whitby Way.

Cheshire East Council's strategic planning board was unanimous in its resolution to grant planning permission, subject to a small parcel of land being removed from the reserved matters permission so further discussions regarding the detail of the layout and design of development in this part of the site could take place.

This full planning application which has now been submitted for the 20 dwellings with associated landscaping, roads and footways, relates to that site.

The proposal is for one four-bed detached house, four three-bed semi-detached houses, four three-bed mews and 11 two-bed mews houses.

A design and access statement submitted by Randall Thorp on behalf of Taylor Wimpey states: “The development is comprised of housing, private gardens and parking, and shared hard surfaces.

“There is a small area of open space to the south western boundary at the interface with a number of existing trees to be retained.”

It says 15 affordable homes will be provided as part of this development.

The application site wraps around the existing Crotia Mill Farm, which includes a group of traditional, former farm buildings dating from the late 18th/19th century, which also incorporate a much earlier water mill.

The Crotia Mill site is currently subject to a hybrid planning application being brought forward by another developer.

The planning document continues: “The [Taylor Wimpey] scheme will deliver a desirable living environment which complements and sits comfortably within its surroundings.

“The application will be sympathetic to its surroundings and complete the holistic approach to delivering the Basford East strategic site.”

It adds: “It is clear that the scheme will bring significant benefits to the local community through new family housing, open recreational greenspaces and children’s play spaces.”

The application, number 24/1409N, can be viewed on the planning portal on the Cheshire East Council website.

It is due to be determined by a planning officer under delegated authority and the last date for submitting comments is May 22.
